Why Your Actual Quote May Differ From Our Online Estimate

Our free Renovation & Construction Cost Estimator is genuinely useful for getting a quick ballpark — but it isn't a quote, and it was never meant to be one. Here's exactly what changes between that instant number and the price your actual project is quoted at, so nothing about a real quote feels like a surprise.

What the estimator actually does — and doesn't do

The tool works from typical per-square-metre rates for the Johannesburg South and Alberton area, based on project type and finish level. That's genuinely useful for early planning and budgeting conversations. What it can't do is see your actual property, your actual site conditions, or today's actual material prices. It's a planning tool, not a site assessment.

Site conditions the tool can't see

Every property is different, and these differences are exactly what a proper quote accounts for and an online estimate can't:

• Access — how easily materials, equipment, and skips can reach the work area affects labour time significantly.
• Existing condition — ageing wiring, old plumbing, or structural elements that don't match modern standards often only surface once walls or floors are opened up.
• Soil and foundation conditions — critical for extensions and new builds, and impossible to assess without a site visit or soil test.
• Demolition or removal needs — clearing existing structures, tiling, or fittings before new work can start adds cost the estimator has no way to account for.
• Hazardous materials — older properties can contain asbestos or other materials requiring special handling, which is a real cost when it applies.

Material price movement

Steel, cement, copper wiring, and anything imported are exposed to exchange rate movement and general market pricing — the estimator uses a fixed snapshot rate, while a real quote should always reflect current supplier pricing on the day it's issued. If time has passed between using the tool and requesting an actual quote, this alone can shift a number meaningfully in either direction.

Costs the estimator doesn't include at all

Some real project costs simply aren't part of a per-square-metre ballpark:

• Building plan drafting and council approval fees, where applicable — see our guide to building plans and permits.
• Engineer sign-off for structural work.
• Site-specific compliance requirements.

A proper written quote lists these as separate line items rather than folding them into a single number — which is also why an itemised quote is always worth insisting on, from any contractor.

Scope creep: when "standard" quietly becomes "premium"

It's extremely common for a project to start as a "standard finish" estimate and grow during planning — a nicer tap here, upgraded tiles there. Individually small, but the finish level selected in the estimator directly drives the number shown, so a shifting scope naturally moves the real price away from that first ballpark. This isn't a trick or a bait-and-switch — it's just what happens when scope changes, on any project, with any contractor.

A note for other contractors and trades using this tool

We built this estimator as a genuinely free public tool, and we know other contractors, tradespeople, and generalists in the industry use it too — to sanity-check their own pricing or give clients a quick reference point. That's a completely fair use of it. If you're one of them: treat the output the same way we do internally — as a starting benchmark, not a substitute for your own current material pricing and a proper site assessment.
